485 Unit BTR Scheme
We oversaw the construction stages of a large BTR scheme in the centre of Birmingham. The project was part of a major regeneration area and delivered almost 500 rental homes, extensive gym and communal areas.

Tunbridge Wells- 166 units
AXA IM/ Retirement Villages Group
A challenging site with no fewer than 5 owners in 21 years, all failing to get to grips and deliver this key town centre location. James acquired the site from the Oppenheimer Family and lead a specialist team to reimagine the ailing design philosophy, overcoming challenging commercial underpinnings, a Network Rail tunnel running directly beneath, and 9m levels changes. Planning was achieved inside 12 months as a result of our commitment to stakeholder engagement.

West Byfleet- 197 units
AXA IM/ Retirement Villages Group
James acquired the site from a Canadian UHNWI and secured planning permission, leading a multi-disciplinary team to define a new strategic direction for the company, focusing on hyper-connected urban town centre development. The building is the first whole-life net zero carbon retirement scheme in the UK, and creates a new heart in the ailing town centre with a new public car park, public square, public library and 17,000ft2 of commercial units. The regeneration will deliver 320,000ft2 of floorspace.

Two Semi-Detached Homes on the Banks of the River Thames
Astrantia Homes
Located in an exceptionally well connected urban location on a brownfiled site, with access to a local park and river views, this project has proven that smaller doesn't necessarily mean easier. Whereas the large schemes noted above (Tunbridge Wells and West Byfleet) sailed through planning despite a thorough review and suitable challenge by officers, this scheme has been stuck in planning since 2023. That's despite nothing but local support and not a single letter of objection. However, when sense prevails, the development will deliver two exceptional family homes.

A Bespoke Family Home in Folkestone
Astrantia is delivering a custom-build, detached family home in the heart of the west end of Folkestone. Once again, making best use of brownfield land in a sustainable location with attention to sustainability, design and liveability. Now in construction with a PC date of late Summer 2026.

Development of over 30 stores throughout Southern England
Lidl GmbH
James was responsible for the delivery of a rapid expansion of Lidl food stores across Devon & Cornwall between 2004 and 2009. Responsible for craddle-to-grave development, he built up a strong understanding of the geography and an extensive contact list of land agents, technical consultants and planning officers. Latterly, he ran the North London Property Office heading up a team of 8.

36 Homes with Restaurant
This site sits within a two minute stroll into the centre of Harpenden, and fronts onto Rothamsted Park. Designed by award winning RCKa Architects with pitch-roofed pavillions, the scheme centres around a communal courtyard. It was developed by PegasusLife with Oaktree Capital financing.
A local Trust owned the site, and were devastated by a local developer who failed to deliver on promises made. James was able to assist the Trust by offering a deliverable proposal.
