Taking a new residential site from land to delivery

Not every mandate begins with a problem. A landowner or investor with a new site wants the same thing as one with a stalled one: a single party who will take it from where it is to a delivered, valuable scheme, and who is accountable for the outcome the whole way. Taking a site forward from the start is a discipline in its own right, and it is a core part of what a development manager does.

Start with what the site can become

The first work is strategy rather than drawings. The question is what the site can realistically support, and what is the most valuable thing it can become, tested against planning policy, the local market and the cost base before any significant money is committed. A rigorous, honest appraisal at the outset is what everything else is built on.

Getting this right is worth more than any later efficiency, because a scheme promoted on the wrong premise is expensive to correct once it has momentum.

Through planning, deliberately

From strategy, the site is taken into the planning system and driven, rather than simply submitted. That means assembling and directing the right consultants, running the process actively, and managing the stakeholders and the local plan position through to a resolution to grant. On a current mandate, we are promoting a Woking site of around forty homes through exactly this route.

Planning is where new sites most often lose time. Treating it as an active campaign rather than an application is what keeps a scheme moving.

One accountable party, land to exit

The value of a development manager on a new site is the same as on a stalled one: a single point of accountability from land, through planning, to delivery and exit. One party holds the strategy, the planning case, the consultant team and the commercial discipline together, so the investor is not left co-ordinating a scheme themselves.

New-consent and standard sites, from thirty million pounds to a hundred and fifty and beyond, are taken forward on this basis. Repositioning is where we are strongest, but it is far from the limit of what we do.
